MLS Flat Fee Providers Not Included and Others

 

 

GENERAL NOTES: 1. Generally, our opinion is that the more difficult it is to find, or understand, a Flat Fee Provider’s website for: Price, itemized Services, Commission Fee or States of operation, the less competitive is their offer relative to the best deal you may find by using the comparison FSBO.tools: Calculator | Lookup | Side by Side.
2. Any Flat Fee Packages add-on services/costs are not included as part of FSBO.tools comparisons.

 

 

 

HOMEZU – Compared to most Providers, we believe HOMEZU created a more complicated pricing structure, which was not readily discernable. In addition to their “One Time Flat Fee”, it requires understanding their “Commissions and Fees” structure which reveals variables for different states and for different commission percentages, some of which appear to be only discussed over the phone. Here is a sample (it can vary by State) of their wording:

“CLOSING FEE: *In most states Seller pays Listing Broker a fee at Closing between 1/10 to 1/4 of 1 percent (0.1 – 0.25%) of the Sale Price to cover costs associated with coordinating the transaction and employing and enforcing policies and procedures required to stay compliant with State Laws and MLS Rules.  Closing fee is typically disbursed by Settlement Agent. *A few states have $0 Closing Fee.  Please call to see if your state does.

It is unclear which ‘State Laws’ were being referenced. And since MLS policies can be buried inside over 500 different MLS localities, it is exceedingly difficult to validate all local Policies vis-a-vis the HOMEZU pricing structure.

 

FIZBER – FIZBER does not appear in the ‘Comparison Results’ for the following states: CO, ND, SD, WY, because it requires a different calculation, of an additional 0.5% “success fee”, that is paid at closing.

FLATFEEGROUP – FlatFeeGroup is a network of Brokers/Agents, as are some others, but our review suggests that there is no readily apparent standardization, across states.

ISOLDMYHOUSE – The States of operation are not readily evident.


MLSMYHOME and FLATFEEREALTY
– In our opinion, these may be the least readily discernable Flat Fee websites of all those we reviewed. Not only does their network appear to lack standardization, it is not clear what the full range of services/pricing is for each Broker, per State, prior to expecting the FSBO Seller to initiate a submission of information and/or acceptance of terms.
