The “Market” is the Multiple Listing Service, MLS. When you get listed on the MLS (Realtor.com), your listing will be pulled from the MLS and listed onto the syndicator sites. Remember, flat fee MLS brokers don’t sell homes. What they do is: 1. Enter Data 2. Maintain Compliance 3. Syndicate Listings and 4. Support Sellers. Technically, the flat fee MLS broker is the sales person, but in practice it is the FSBO seller. So the best flat fee MLS brokers focus on systems performance and FSBO seller support.
Where it can get confusing is when a “flat fee broker” offers near (or full) brokerage services, with commission percentages. This makes them a discount broker, not a flat fee broker, which may suit your needs depending on how much you are willing to pay. Note, some “discount brokers” have fee structures whereby it may make more sense to simply hire your local agent.
