INPUT #1: Add up the below two estimator numbers and then divide by two.
INPUT #2: On Zillow, add the numbers of the four lowest sold price comparable homes in your neighborhood, within the last three months (six months if need be).
Then divide that number by four.
Now, add the two INPUTS and then divide by two. That is your working list price.
Now, in order to get serious about pricing aggressively in a buyer’s market…
subtract a below percent (from your working list price) in order to dominate your competition.
4% Below = Buyer’s Attention = Less than 28 days to under contract.
6% Below = Clear Value = Less than 21 days to under contract.
8% Below = Exceptional Standout = Less than 14 days to under contract.
10% Below = Crushinator = Less than 7 days to under contract.
