Buyer Broker Agreement Language

Below is an example of the type of language & commitment that, since August, 2024, Realtors are required to have their Buyers sign at the onset of working with them.

BUYER’S OBLIGATIONS:
Buyer agrees to work exclusively with Broker during the term of this Agreement and will notify Broker of any properties of interest.
Buyer agrees to direct all property inquiries and showing requests through Broker.

COMPENSATION:
Buyer agrees Broker is entitled to compensaton for services as follows:
– Minimum Broker Fee: $________ or ___% of the purchase price, whichever is greater.
– If seller or listing broker offers compensation to Buyer’s Broker, that amount will be credited toward the above fee.
– If the offered compensation is less than the minimum, Buyer agrees to pay the difference at closing.

LIMITATIONS:
This Agreement does not obligate Buyer to purchase any property. However, if Buyer enters into a contract to purchase a property
introduced or shown by Broker during the term (or within ___ days after terminaton), the compensation outlined above will be due
at closing.
