As a seller, if you examine the FSBO opportunity long enough, you may get a dawning realization that taking control of the sale of your home is not only about the commission savings, but that you can actually do a better job because:
- No one will be more motivated than you.
- No one will be more focused on your home than you.
- No one will know your home as well as you.
- You can create the best marketing story for it.
- You are eager to learn.
- There is nothing magical about the process.
- The tools that are now available assist every step.
- The information now available answers every question.
- You can hire an attorney and a title company yourself.
- The absence, or diminished, commission creates space for negotiation.
- With less pressure, you can be more realistic about your home.
- The absence, or diminished, commission creates a price market advantage.
- And so your home does not have to be perfect.
- Whatever you save goes directly to your closing proceeds.
Of note, relative to FSBOs, much of the weight of the existing real estate system and infrastructure is designed to make you believe that either:
- you cannot do it, and/or
- you will do it to your own detriment.
So, if you wish to move forward, you will need determination in the face of those two messages.
